We understand that there are likely one of two reasons why you are reading this right now. Either you are an investor looking to fill your property for long term gain, or you are a home owner who would like to sell your home, but the housing market is challenging at the moment.


Don't worry, we handle both.


At North Star your overall plan and goals are what is important to us. We do not try to simply get the next available person into your home, instead we strive to help you with your long term strategy.


We are a bit different because we started as investors; home owners like you. We understand the concern and natural hesitancy of leasing what probably is your largest investment to a complete stranger. The good news is that we have nearly two decades of hard won experience in leasing mid-range to luxury homes, and the poor housing market actually helps us secure a higher caliber of tenant.


Most scenarios that we find are like this: an executive is transferred to the Portland area so they must move their family here for their new job. The problem is that they cannot sell the home that they are moving from, so they cannot purchase a home where they are moving to. This is good news to us, and good news to our owners.


We now have a situation where the majority of our incoming tenants are really home owners, not life-long renters. This makes a huge difference, because they treat the home as though they were the owners. In many cases we find that tenants end up purchasing the home that we lease to them.


The bottom line is that we work with you to obtain and retain the best possible tenant for your home. As owners of portfolios of higher end properties, we put ourselves in your shoes and treat your home as if it were our own.

Marketing

In the last few years the advertising of rental properties has had a tremendous shift to the Internet. A property management firm must be part Web Marketing Company in order to properly expose your home to the largest audience possible. No company can match our ability to quickly and accurately bring your property to the attention of potential tenants.


  • We are the only local company to partner with Youtube, Google and Flickr to market using video and virtual tours. Our listings are immediately posted on Craigslist, Postlets, Backpage, DotHomes, Enormo, Google Base, Google Maps, HotPads, Local, Lycos, Oodle, Vast, Twitter, Facebook and more. We use Google Analytics and Youtube Insight to measure how many hits your property is getting and where they are coming from.
  • We leverage our thousands of established personal contacts in the Real Estate community with weekly updates on our property portfolios. Many Real Estate buyers who are moving to Portland are becoming renters rather than purchasers because their homes in other markets are not selling.
  • We are in constant contact with corporate human resource departments and relocation companies, offering their executives a first look at our properties. Our affiliations include Nike, Intel, OHSU, the Portland Trail Blazers and many more.
  • We currently have three episodes of "My house is worth what?" running on HGTV, funneling a large television audience to our listings.
  • We use beautiful monument signs and sign boards to get the most exposure.

Fee Structure:

Our aggressive marketing strategy significantly reduces vacancy periods and keeps rental rates strong, allowing owners peace of mind knowing that we have most likely paid for ourselves. Just a few weeks of earlier tenancy will pay for an entire year of our management.


  • $175 Set up fee.
  • 1/2 of the first month's rent to obtain, screen and place a tenant.
  • 8% of monthly rent for ongoing management.
  • $150 for yearly lease renewals.

Our Services:

  • Preview property and provide a list of work to be completed to maximize rents.
  • Place signs using Monument signposts.
  • Virtual tour and photograph property.
  • Advertise on 10 rental Web sites, 2 video sites and a photography display site to allow organic proliferation throughout the Web.
  • Email properties for rent to our Real Estate agent peers and corporate HR and relocation departments.
  • Show prospective tenants.
  • Screen viable applicants via a full background check, including employment verification, references, credit reports and even on-line and social media searches.
  • Generate the lease contract using the most updated forms complying with the Oregon Landlord Tenant Law.
  • Collect all rents.
  • Provide monthly accounting and payments to owners along with ongoing daily activities reports on your property via your personal log-on through our Web Site.
  • Periodic property inspections.
  • Arrangement of all repairs and maintenance.
  • Serving of notices and evictions if needed.
  • Final accounting of tenant deposits at the conclusion of the non-renewed agreement.
  • Scheduling of cleaning and updating between tenants.
  • Delivery of completed yearly 1099 forms.
