After trying to find a person or company who had first hand experience, we simply found that none of them had developed their own portfolios. It was sort of like a mechanic who did not own a car.

We are a high end Property Management firm catering to executives, investors and Real Estate agents. Marketing
In the last few years advertising rental properties has had a tremendous shift to the Internet. A property management firm must be part Web marketing company in order to properly expose your home to the largest audience possible. No company can mach our ability to quickly and accurately bring your property to the attention of potential tenants.
- We are the only local company to partner with Youtube, Google and Flickr to market using video and virtual tours. Our listings are immediately posted on Craigslist, Postlets, Backpage, DotHomes, Enormo, Google Base, Google Maps, HotPads, Local, Lycos, Oodle, Vast, Twitter, Facebook and more. We use Google Analytics and Youtube Insight to measure how many hits your property is getting and where they are coming from.
- We leverage our thousands of established personal contacts in the Real Estate community with weekly updates on our property portfolios. Many Real Estate buyers who are moving to Portland are becoming renters rather than purchasers because their homes in other markets are not selling.
- We are in constant contact with corporate human resource departments and relocation companies, offering their executives a first look at our properties.
- We currently have three episodes of "My house is worth what?" running on HGTV, funneling a large television audience to our listings.
- We use beautiful monument signs and sign boards to get the most exposure.
Fee Structure:
Our aggressive marketing strategy significantly reduces vacancy periods and keeps rental rates strong, allowing owners peace of mind knowing that we have most likely paid for ourselves. Just over a couple of weeks of earlier tenancy will pay for an entire year of our management.
- $150 Video / Photography fee.
- 1/2 of the first month's rent.
- 8% of monthly rent.
- $150 for yearly lease renewals.
- If owner chooses to lease option the property, 6% of sale price if the option contract is consummated and the home is sold.
Our Services:
- Preview property and provide list of work to be completed to maximize rents.
- Place signs using Monument signposts.
- Video and photograph property.
- Advertise on 10 rental Web sites, 2 video sites and a photography display site to allow organic proliferation throughout the Web.
- Email properties for rent to our Real Estate agent peers and corporate HR and relocation departments.
- Show prospective tenants.
- Screen viable applicants via references and credit reports. Pre-approve lease option tenants through a mortgage lender.
- Generate contracts for lease and or lease options, including final sale agreements if applicable.
- Collect all rents.
- Provide monthly accounting and payments to owners.
- Provide ongoing daily activities reports on your property via your personal log-on via our Web Site.
- Periodic property inspections.
- Arrangement of all repairs and maintenance.
- Serving of notices and evictions if needed.
- Final accounting of tenant deposits at the conclusion of the non-renewed agreement.
- Scheduling of cleaning and updating between tenants.
- Delivery of completed yearly 1099 forms.
- If you have not been referred by a Real Estate agent, a market analysis of your property investment portfolio and ROI maximization upon request.
Lease Options:
North Star will:
- Secure a lease option tenant.
- Generate the lease and sales contracts, open escrow.
- Schedule completion and removal of contingencies such as the home inspection and disclosures.
- Negotiable items in an option are:
- Purchase price.
- Rent amount.
- Amount of monthly rent applied toward purchase.
- Option money amount.
- Earnest money amount.
- Length of option timeline.
